More than 5 days before check-in: Full refund of nightly rate and cleaning fee (excluding processing fees charged by Stripe/PayPal). Refunds appear within 7-10 business days.

5 days or less before check-in: 50% of nightly rate refunded, 50% retained. Cleaning fees refunded in full. Processing fees non-refundable.

After check-in: Strictly non-refundable. This includes early departures, unused nights, travel disruptions, delays, illness, weather conditions, or personal emergencies.

No-shows: Failure to arrive without formal cancellation is entirely non-refundable.

Payment failures: If a scheduled balance payment fails and is not cured within 24 hours, MHV may cancel the reservation due to non-payment.

MHV-initiated cancellations: If MHV must cancel due to building-related issues, emergencies, or safety concerns, guests receive a full refund of the amount paid.

All cancellation requests must be submitted in writing to contact@miami.host.vacations.

Authorized payment processor: All payments processed securely via Stripe under Pembroke Technology LLC. Our only external payment link is pay.miami.host.vacations.

NOT accepted: Bank transfers, Zelle, Cash App, Venmo, checks, or cash. Any request for payment outside our official channels should be considered invalid.

Payment schedule: 5% deposit at booking, remaining 95% charged automatically 5 days before check-in. Reservations within 5 days of check-in may require full payment immediately.

Buy Now Pay Later (BNPL): MHV offers installment payment options through Klarna, Affirm, and Afterpay. These are independent third-party financial services. Approval, credit checks, interest rates, and payment terms are determined solely by the provider — MHV does not influence, guarantee, or control BNPL approvals. If approved, your agreement is directly with the BNPL provider, not MHV. Declined applications do not affect your ability to book using standard payment methods. Disputes regarding BNPL must be resolved directly with the provider.

Failed payments: If a scheduled charge fails, you must complete payment within 24 hours of notice. Failure to cure may result in cancellation.

Security deposits: May be required for certain reservations. Released within 7 business days after inspection if no issues are found. You remain liable for costs exceeding the deposit amount.

Refund timelines: Approved refunds appear within 7-10 business days. Processing fees are non-refundable.

Chargeback abuse: Improper chargebacks may result in legal action, debt recovery, and restriction from future bookings.

Your responsibility: Return the property in substantially the same condition as check-in. You are liable for damage, breakage, stains, missing items, or malfunction from misuse.

Covered costs: Repair, replacement, labor, remediation expenses. If the property must be taken offline for repairs, loss-of-use fees apply at the nightly rate.

House rules: No parties, events, or disruptive behavior. Violations of quiet hours may result in immediate removal without refund.

Cleanliness: Leave the property in reasonably clean condition. Excessive cleaning fees apply for abnormal mess, stains, or conditions requiring deep cleaning.

Smoking: Strictly prohibited inside and on balconies. Violations incur odor-removal charges, ozone treatments, and potential HOA fines.

Documentation: All incidents documented through photographs, video, and service invoices. You authorize charges to your payment method for all applicable costs.

Information we collect: Name, email, phone, payment information, billing address, identification documents when required, travel dates, guest counts. Also technical data: IP address, browser type, device information, pages viewed.

How we use it: Process reservations, verify identity, confirm payments, provide support, ensure compliance with building rules, prevent fraud, improve website functionality, and communicate about your booking.

Who we share with: Payment processors (Stripe/PayPal), identity verification tools, property staff, security partners, technology providers, and legal authorities when required by law.

What we DON'T do: We do not sell, trade, or rent personal information to third parties for marketing purposes.

Data security: MHV does not store full credit card numbers or CVV codes. We implement reasonable safeguards to protect personal information.

Your rights: Request access, corrections, or deletion of your data by contacting us. Certain information may be retained for legal, security, or operational purposes.

Age restriction: Our website is not intended for children under 18.

What we are: MHV provides short-term vacation rental accommodations in Miami, Florida. We are not Airbnb, VRBO, a real estate brokerage, or a travel agency.

Your stay: All stays constitute a temporary, revocable lodging license—not tenancy rights, long-term leases, or permanent occupancy.

Reservations: Subject to confirmation by MHV and, where applicable, building/HOA/owner approval. Payment does not by itself constitute final confirmation.

Your obligations: Use the property responsibly, comply with all laws and building rules, provide accurate information. No parties, no illegal activities, no smoking where prohibited, no unauthorized pets.

Liability limits: MHV disclaims warranties for continuous availability of property, utilities, or amenities. Our total liability never exceeds the amount paid for your reservation.

Intellectual property: All website content is MHV property. Unauthorized use, including scraping or duplicating listings, is prohibited.

Governing law: Florida law applies. Disputes resolved exclusively in Miami-Dade County courts. You waive class action rights against MHV.

Ownership: All content on miami.host.vacations is exclusive property of Miami Host Vacations and Pembroke Technology LLC, protected under U.S. copyright and trademark law.

Prohibited actions: Copying, reproducing, distributing, or reusing any content without written authorization. This includes unauthorized use of our photographs on Airbnb, Booking, VRBO, or other platforms.

No cloning: Creating look-alike websites, spoof pages, fraudulent advertisements, or unauthorized listings is expressly prohibited.

No scraping: Harvesting data, images, or content—manually or through bots/AI tools—is strictly forbidden. No use of our content for AI training without written permission.

Takedown requests: Property owners, copyright holders, or rights holders must submit formal written requests to book@miami.host.vacations. Content will be reviewed and removed within 10 calendar days if appropriate.

AI disclosure: MHV utilizes artificial intelligence throughout content creation and operations. AI-assisted content does not create grounds for claims of offense or subjective disagreement.

Violations: May result in DMCA action, legal remedies, and pursuit of damages under applicable law.
